Remember that you have the right to choose who will do this work for you. Similarly the building owner has the right to choose their mitigation specialist. If you are a lessee and are unable to make contact with the owner or his agent then you have a duty of care and can choose the restorer.
Ensure you write down the name of the person you contacted, the date and time, and the claim number or other reference.

Stop the water flow if possible and if it is safe for you to do so
Ring any trades that may be required e.g plumber or electrician

Remove as much excess water as possible
Towel dry wood furniture, bench or counter tops etc
Relocate all small items such as lamps, ornaments etc. to a dry safe place
Place any important paperwork and photos that are soaked into plastic bags, and then place them in the freezer
Remove all loose dry items in the affected area to a dry area.
The 'Do Not' List
Don't go near contaminated (sewer) water
Don't use electrical appliances and power-points in wet areas until checked.
Don't use an ordinary vacuum to extract water
Don't place wet items on any absorbent surface
Don't turn on air-conditioning or heating systems if water has travelled in or through the ducts
Don't enter rooms if the ceiling is wet and sagging
Don't leave absorbent materials like boxes, papers, etc in the wet area
